What is your house worth? The fundamentals of doing comparables.

  • For comparisons, try to use a home that’s in the same subdivision if available. If not available, maximum 1 mile in proximity.
  • Your subject versus comp should be plus or -200 ft.² max in comparison.
  • Same property type (single story vs single story – 2 story vs 2 story) never compare a single story versus two-story home. There simply different and have different values.
  • Build generation – Same/similar age within five years.
  • Recent solds no older than six months. Preferably three months or less.
  • Added value basis– Homes under $500,000
