10 Real Estate Tips That’ll Help You Sell Your Home Fast and for Top Dollar!

Selling a house isn’t something most people do on a regular basis, so it’s easy to make mistakes that can cost you time and money.

While I can guide you through the entire process and help you avoid those mistakes, it helps if you come into the process and relationship knowing a thing or two.

Here are 10 real estate tip suggestions to help you gain some valuable insight ahead of time, and help you sell your house quickly and for top dollar!

  1. If you’re thinking about moving in the near future, save time (and stress) by getting rid of 5 things you don’t use or need every time you clean your home. Plus, decluttering ahead of time will make getting your house ready for showings a breeze.

  1. Make sure to get permits and approvals for any renovations you do on your house. While it may be appealing to do them without going through the process to save time or money, it could be an issue when you sell your house. Buyers may require proof that any work you did had the proper permits.

  1. If you have a light fixture you want to keep and take with you to your next home, take it down and replace it before you put your house on the market. You can also leave it up and “exclude” it from the sale within your listing, but it can cause issues if a buyer sees it and wants it. Avoid problems by removing it ahead of time.

  1. Don’t insist on listing your house for a price based upon the value from an online valuation site. They’re just a blind guess based upon data and an algorithm. Rely on me, who knows the current market and has actually seen the inside of your house to advise you on an accurate list price.

  1. Consider removing your pet from the house when you sell. It’s especially important if your pet is aggressive, loud, or distracting. Even if your dog is friendly or caged, it can keep a buyer from feeling at ease while looking at your house and may impact how they feel about it.

  1. When we list your house for sale, we’ll see the most activity within the first two weeks of hitting the market. That’s when the most serious buyers in your price range will come see your house. How those buyers react will help us to better determine if we’ve priced your house appropriately, or need to make an adjustment.

  1. If you’re looking for a strategic time to sell your house, look no than the holiday season. There’s less competition because many people feel like it’s not a good time to sell, and the buyers who are in the market are serious and motivated to make a purchase.

  1. Listing your house in January or February can make more sense than waiting until Spring. Many sellers take their homes off the market for the holidays and wait to relist in the spring, along with other new houses that come on the market. By listing early in the new year you’ll have less competition for the buyers who are hungry for a listing to come on the market.

  1. When selling your house, it’s better if you aren’t home during showings or an open house. Buyers are more comfortable viewing and chatting about your house without worrying about you overhearing or watching their reactions.

  1. If you receive a “low-ball” offer when selling your house, don’t respond in anger or refuse to respond at all. Be grateful that they even made an offer and respond with a reasonable counteroffer. You might be surprised at how much they are willing to come up in price.
